The Cherokee originally inhabited the

With a<br />
broad pattern of rising prices and stable to improving inventory, the market has<br />
shifted from being drastically undersupplied to approaching equilibrium. Price<br />
gains are still positive but less robust than last year. The metrics to watch in<br />
2015 include days on market, percent of list price received and absorption<br />
rates, as these can offer deeper and more meaningful insights into the future<br />
direction of housing.<br />

New Listings in the Chattanooga region increased 4.3 percent to 630. Pending<br />
Sales were down 23.8 percent to 324. Inventory levels shrank 11.0 percent to<br />
4,467 units.<br />

Prices continued to gain traction. The Median Sales Price increased 6.8 percent<br />
to $149,250. Days on Market was down 5.2 percent to 128 days. Sellers were<br />
encouraged as Months Supply of Inventory was down 10.7 percent to 7.5<br />
months.<br />

Interest rates remained lower than anyone expected for the entire year. That<br />
trend snowballed with solid and accelerating private job growth to empower<br />
more consumers to buy homes. This coupled nicely on the governmental side<br />
with mortgage debt forgiveness and interest deduction preservation. Student<br />
loan debt, sluggish wage growth and a lack of sufficient mortgage liquidity still<br />
remain hurdles to greater recovery.<br />

year, while for new construction the median was 13 cents per square foot per

that a new home offers savings over the life of ownership due to reduced

39 cents per square foot, while it is only 31 cents per square foot for owners

Economic health fuels housing market growth. Employed confident people with rising incomes tend to purchase real property. </span><br />

To illustrate my case, I'll use an agent I met with for lunch the other day. He had a listing from a residential seller that he has listed as a short sale. I had a client who is interested in the property. So, I asked “Is that price approved” to which he responded “Of course not…it’s a short sale.” I went on:</span><br />

Those of us who have done more than our fair share of short sale offers know about what the bank will take, so we estimate based on the market and the balance owed on the property. With a short sale, a low offer is the listing agent’s best friend. The agent can instruct the seller to sign the offer, package it with the paperwork requested by the bank, and send it in for review. The bank will either reject or counter the offer. Also, the review can be helpful by revealing other red flags to the seller. This could delay closing on a legitimate offer received later on.</span><br />
